Deck building mistakes that cost money, and what each one costs to fix

Ten mistakes on one 12x16 deck cost $502.00 to avoid while the framing is open and $9,007.50 to correct afterward. Three of the ten cost nothing extra at all.

The most expensive deck building mistake is stopping the footings above the frost line: 41 bags of concrete instead of 24 costs $82.45 at layout, and redoing three beam footings under a standing deck costs $1,837.82, because the deck has to be jacked before anyone digs.

The expensive deck mistakes are connections, and they are all cheap while the framing is open. A ledger on nails instead of lag screws, no flashing behind it, footings above the frost line, joists past their span, G90 hardware in treated lumber, notched guard posts, no lateral hold-downs, decking butted tight, unequal stair risers, and no permit.

Doing all ten right costs $502.00 on a 12x16 attached deck. Fixing the same ten after the deck is boarded costs $9,007.50, an 18 to 1 penalty for the delay. Three are free at build time: the stair layout, the board gap and leaving the guard posts uncut.

Which deck do these numbers describe?

Sixteen feet along the house, 12 ft into the yard, 192 sq ft, the surface 36 in. above grade. A 2x8 ledger bolts to the house band joist, and 13 southern pine 2x8 joists at 16 in. on center span 10 ft 6 in. to a doubled 2x10 beam on three 6x6 posts. Five footings, 26 rows of 5-1/2 in. decking, a guard on three sides, one 36 in. stair. It is the deck priced in the 12x16 cost guide and built in the build guide.

One labor rate runs through every repair. BLS May 2025 mean wages are $31.55 an hour for carpenters and $25.02 for construction laborers; BLS employer-cost data for construction in June 2026 give a 1.4381 loading for taxes, insurance and benefits. So a two-person crew costs ($31.55 + $25.02) x 1.4381 = $81.36 an hour and bills $105.77 at a 30 percent markup, my assumption, as are the crew-hours.

Why do decks pull away from the house?

Nailing the ledger instead of bolting it

At the 40 psf live and 10 psf dead load DCA 6 designs to, the ledger carries half the joist span: 5.25 ft x 16 ft = 84 sq ft at 50 psf, 4,200 lb hanging on the side of your house. DCA 6 permits three things: 1/2 in. lag screws, 1/2 in. through-bolts, and approved anchors into concrete or solid masonry. Lead anchors are banned in capital letters. Table 5 sets 15 in. on center for a joist span of 10 ft 1 in. to 12 ft into a 1-1/2 in. band joist, so a 16 ft ledger takes 14 staggered lags, and 4,200 / 14 = 300 lb each, inside the 385 lb the DCA 6 commentary works from. Fourteen lags out of a 25-count box at $45.99 cost $25.75. Retrofitting them means pulling the first rows of decking, drilling 1/2 in. through the ledger and 5/16 in. into the band joist for each one, and relaying: 6 crew-hours by my estimate, $660.37.

No flashing behind the ledger

DCA 6 requires the siding off first and corrosion-resistant flashing at any ledger on a wood-framed wall; IRC R507.2.4 puts it at 0.019 in. minimum. DCA 6 item 11 adds the warning people miss at the counter: aluminum should not touch lumber treated with ACQ, copper azole or ACZA. Self-adhesive ledger flashing 12 in. by 25 ft is $23.99. Skip it and the water goes into the house band joist, which is structural. I found no repair price I would publish for a rotted band joist under finished siding, so that number stays out; pulling the 26 rows on the house side and the ledger to reach it is 12 crew-hours by my estimate, $1,269.24.

No lateral load connection

IRC R507.9.2 wants hold-down tension devices in at least two locations, within 24 in. of each end, rated 1,500 lb, or four rated 750 lb. DCA 6 adds that the wall needs at least 3/8 in. wood structural panel sheathing and that you never anchor to brick veneer. A triple-zinc deck tension tie is $2.99, so two are $5.98; check the model's rated tension against the 1,500 lb first. The tie reaches into the house floor framing, so adding it later means lifting deck boards and opening the floor inside, 8 crew-hours by my estimate, $846.16. That is 142 to 1 on a $5.98 part.

Why is my deck bouncy, heaving or rusting at the hangers?

Footings that stop above the frost line

Every footing bears on undisturbed soil at least 12 in. below the ground surface or below the frost line, whichever is deeper, and the building official verifies bearing before concrete goes in. Table 4 gives a 24 in. round footing 10 in. thick here, so at a 36 in. frost depth each beam footing is a 2.618 cu ft pad plus a 12 in. tube 28 in. tall, 1.833 cu ft, 4.451 each and 13.35 for three. Two stair footings 12 in. across and 38 in. deep add 4.97, so 18.33 cu ft in all: 41 bags at $4.85, $198.85, against 24 bags and $116.40 if you stopped at 12 in. Frost depth costs $82.45 more.

A shallow footing heaves, the beam lifts, the deck racks and the ledger takes load it was never sized for. Redoing three beam footings under a standing deck means jacking it first: 30 bags at $145.50 plus 16 crew-hours by my estimate, $1,837.82. Other sizes go through the concrete calculator.

Joists stretched past their span

DCA 6 Table 2 gives southern pine 2x8 joists 13 ft 1 in. at 12 in. on center, 11 ft 10 in. at 16 in., and 9 ft 8 in. at 24 in. This deck asks 10 ft 6 in., comfortable at 16 in. and 10 in. over the limit at 24 in. Four 2x8x12 at $23.60 and four hangers at $2.68 come to $105.12 at framing time; adding them after the decking is down means pulling 26 rows and 676 screws, $951.28 with 8 crew-hours by my estimate. Species is the quiet version: Douglas fir-larch, hem-fir and spruce-pine-fir share one row in Table 2, and it drops the 16 in. span to 11 ft 1 in. and the 24 in. span to 9 ft 1 in.

G90 hardware in treated lumber

DCA 6 requires connectors hot-dipped before fabrication to ASTM A653 G-185, fasteners hot-dipped to ASTM A153, and fasteners and connectors of the same material, which is the line that stops people mixing stainless hangers with galvanized nails. Simpson Strong-Tie agrees: G185 is the minimum for exterior treated wood, G90 acceptable only where the wood goes in dry and stays dry. G185 carries 1.85 oz of zinc per sq ft against 0.90, and the coating is not what you pay for: 13 triple-zinc 2x8 hangers at $2.68 are $34.84, while at the same store the G90 holdown is $28.78 and the triple-zinc holdown $14.29. Replacing 13 corroded hangers later brings the decking up again, $881.00 with 8 crew-hours by my estimate.

Why did my deck fail final inspection?

Notched guard posts

DCA 6 requires guard posts to be 4x4 nominal at 1,100 psi or better, bolted to a rim or outside joist of at least 2x8, with a hold-down rated 1,800 lb for a 36 in. guard. The commentary shows the arithmetic: 200 lb on a 39.5 in. lever arm is 7,900 in-lb, and a full 4x4 has a section modulus of 7.146 cu in., so the post works at 1,106 psi with nothing left over. Notch it to sit over the rim, leaving 2 in. of thickness, and the modulus falls to 2 x 3.5 squared / 6 = 4.083 cu in., putting the same moment at 1,935 psi, 76 percent past the value the rule is built on. Rebuilding the guard is six 4x4x8 at $12.99 and six holdowns at $14.29 plus 7 crew-hours by my estimate: $904.07.

Stair risers that do not match

IRC R311.7.5.1 caps the riser at 7-3/4 in. and allows the greatest riser in a flight to exceed the smallest by no more than 3/8 in. Thirty-six inches over five risers is 7.2 in. each, which passes. The classic error is cutting the stringer without dropping its bottom by one tread thickness: the bottom riser becomes 7.2 + 1.5 = 8.7 in., four times the tolerance and 0.95 in. over the cap. Three new stringers out of 2x12x8 at $27.89 plus 3 crew-hours by my estimate is $400.98. The stair calculator splits any rise before you touch the saw.

Building without a permit

The 2021 IRC exempts decks of 200 sq ft or less that sit no more than 30 in. above grade, are not attached and do not serve the required exit door. This one is 192 sq ft, which passes, then fails the other three. In Montgomery County, Maryland the deck permit is $223.87 and the initial inspection of a site working without one adds $186.55, so the shortcut turns $223.87 into $410.42 before anyone asks you to open a footing. DCA 6 adds the part nobody plans for: a deck is not to be used or occupied until final inspection and approval.

Why did my deck boards finish short of the rim?

DCA 6 says space decking about 1/8 in. apart, fasten each board to each joist with two 8d threaded nails or two #8 screws, and land every segment on three joists. Twenty-six rows of 5-1/2 in. boards laid tight measure 143 in. across a 144 in. frame; add 25 gaps of 1/8 in. and the same rows measure 146.125 in. The gap is worth 3-1/8 in., so laying tight finishes an inch short at the rim and laying it right means ripping the last board. Pulling and relaying all 26 rows is 8 crew-hours by my estimate, $846.16, and that assumes the boards survive being pried up. Every one that splits is another $19.49.

The permit line is the only one where the honest cost and the shortcut are close, and it is the line that catches the other nine for you. Quantities use the same math as the deck cost calculator.

How do I check an existing deck for all ten?

Go under it with a flashlight. At the ledger you want lag heads or bolt washers on a stagger, not nail heads, and flashing behind the siding above it. Look for two hold-down straps near the ends, tape the joist spacing, and check the hanger nails for rust bleeding out of the wood. On top, slide a business card between two boards, drop a 4 in. ball through the guard, push the posts hard, and tape every riser.

Does a deck need a lateral load connection?

An attached one does. IRC R507.9.2 wants hold-downs in two locations within 24 in. of each end rated 1,500 lb, or four rated 750 lb. Two ties run $2.99 each and reach into the house floor framing, so they go in before the decking.

Do I need a permit to build a deck?
