Bathroom remodel mistakes that cost money, and what each one costs to fix

The second coat of waterproofing behind a tub surround costs $52.99. Leaving it off puts $927.75 of tile, backer board and tile labor on the table.

The most expensive bathroom remodel mistake is tiling a tub surround over one coat of waterproofing membrane instead of two: the second coat costs $52.99, and doing without it puts $927.75 of tile, cement board and tile labor back on the table.

Bathroom remodels go over budget in the same few places. The nine below are priced on one declared room: a 5-by-8 hall bath with a 60-by-30 alcove tub and 58.1 sq ft of tiled surround.

Why am I tearing out work I already paid for?

Every step in a bathroom covers the step before it, so every step is the last chance to fix the one underneath. The order that works is structure, rough plumbing and wiring, inspection, tub, backer, waterproofing, tile, drywall finish, fixtures. Skip forward and you pay to go back. The usual version is hanging backer before the subfloor is checked. Probe around the flange and the tub drain with an awl while the room is open: a soft patch found then costs a sheet of subfloor and an afternoon, and found later it costs the tile too.

What happens if I tile before the plumbing inspection?

IRC R105.1 requires a permit to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system. R105.2 item 6 exempts finish work: painting, papering, tiling, carpeting, cabinets, counter tops. Retiling a surround is exempt. A new valve, circuit, fan duct or drain is not.

R108.6 lets the jurisdiction add a fee when permitted work starts without a permit, and that is the small part of the bill. The large part is P2503.2: plumbing shall not be covered, concealed or put into use until it has been tested, inspected and approved. An inspector who arrives after the tile is up can ask for the wall. Here that ask is $311.43 in materials plus 16 hours of tile work at $38.52, the May 2025 median of $26.77 loaded to an employer cost: $927.75, plus the wait for a second inspection.

Why is water getting behind my new shower tile?

Grout is not waterproof and tile is not a barrier. Whatever gets through the joints has to be stopped by a membrane meeting ANSI A118.10, the standard for load-bearing bonded waterproof membranes. The subtler failure is buying the right membrane and applying it at crack-isolation thickness. The TEC HydraFlex data sheet has one coverage table with two answers: as crack isolation, one coat at 25 mils wet, about 100 sq ft per gallon; as waterproofing, two coats of 25 mils each, about 50 sq ft per gallon, for a continuous 46 to 50 mils wet curing to 30 mils dry. Same bucket, half the coverage. At the crack-isolation rate this 58.1 sq ft surround looks like one $52.99 pail. At the waterproofing rate it is 1.16 gallons, so two, $105.98.

The tile count is 58.1 sq ft divided by 0.125 sq ft per 3-by-6 tile, 464.8 tiles, plus 12% for cuts, rounded up to 521. Run your own dimensions through the tile calculator first. Then flood test: HydraFlex is ready when the second coat turns dark purple with no light purple showing, 2 to 12 hours after application.

Is green board an acceptable shower backer?

IRC R702.4.2 limits backers for wall tile in tub and shower areas to four standards: ASTM C1178 glass mat gypsum, C1278 fiber-reinforced gypsum, C1288 or ISO 8336 Category C fiber-cement, and C1325 fiber mat-reinforced cementitious backer units. R702.3.7.1 closes the other door: water-resistant gypsum backing board shall not be used where there will be direct exposure to water. Green board is not a shower backer. The nonabsorbent finish also has to reach 6 feet above the floor over a tub with a shower head (R307.2).

Price the difference honestly. Five sheets of 1/2-inch cement board are $81.75; two sheets of 1/2-inch mold and moisture resistant drywall covering the same area are $44.00. The compliant backer costs $37.75 more once, and the wrong one costs the $311.43 package plus the demolition.

Why can't I move the shower or toilet drain a few feet?

Keeping every drain where it is keeps a bathroom remodel a finish job. Moving one turns it into structural work, and the rules that govern it do not negotiate.

IRC R502.8.1 caps a bored hole in a sawn joist at one third of the member depth and requires 2 inches of clear wood above and below it. A 2x8 joist is 7-1/4 inches deep, so one third is 2.42 inches, and the clearance rule leaves only 3.25 inches of window anyway. A hole large enough to pass 3-inch drain pipe is larger than 3 inches by definition. It does not fit. P3005.3 then requires 1/8 inch of fall per foot on 3-inch and larger drain, so a 12-foot run needs 1.5 inches of drop inside a cavity that could not take the pipe level. The drain goes below the joists in a soffit, or parallel between two of them, or the framing gets rebuilt. On I-joists, R502.8.2 prohibits cuts, notches and bored holes unless the manufacturer allows them.

The bill for getting it wrong is time. A cut joist has to be sistered or headed, carpenter work at the May 2025 median of $29.12, $41.90 loaded, about $335 for an eight-hour day before any markup, and the repair pulls its own permit under R105.1. Ten minutes with a tape measure under the floor is the whole prevention.

Why is the bathroom still steamy with a brand-new fan?

IRC Table M1505.4.4 sets the floor at 50 cfm intermittent or 20 cfm continuous, and footnote a is the part people miss: the fan has to deliver that rate at a static pressure of at least 0.25 inch water column, not in free air. A fan rated on an open bench and then asked to push through 12 feet of flex duct is not the same fan.

HVI sizes by the room instead of by the minimum: 1 cfm per square foot up to 100 sq ft, roughly eight air changes an hour, and above that by fixture, 50 cfm each for toilet, shower and bathtub and 100 cfm for a jetted tub. An 8-by-10 bath is 80 sq ft, so HVI says 80 cfm while the code still says 50, and the code number is what the cheap fan on the shelf is built to hit.

A 50 cfm economy fan is $21.98, a 110 cfm Broan Roomside $94.00. Buying the right one at rough-in costs $72.02 more. Swapping it after the ceiling is painted costs that $72.02 plus a $22.00 sheet of drywall and about 4 hours of finishing at the drywall installer's loaded $40.76, or $163.04. Call it $257.06, and that assumes the paint still matches. Size the room with the CFM calculator, and run the duct outside: M1504.3 bars exhausting into an attic, soffit, ridge vent or crawl space.

Why can't I add a grab bar after the tile is finished?

Blocking is the cheapest thing in the room and the only one that cannot be added later without destroying the finish. An 8-foot 2x8 is $11.99, screwed flat between studs behind the tub wall and the toilet wall.

The load is the reason. The ADA Standards require that allowable stresses not be exceeded when a 250-pound force is applied at any point on the grab bar, its fastener, its mounting device or its supporting structure (609.8), with bars 33 to 36 inches above the finished floor (609.4). Those standards govern public accommodations and not a private house. The 250 pounds applies anyway, because it is a person falling, and hollow-wall anchors in cement board are not a supporting structure.

Adding blocking to a finished wall means cutting out a band of tile and backer: about 48 tiles at $0.13, a $16.35 sheet of cement board and 6 hours of tile work at $38.52, or $253.71. The bar itself is $11.99.

Why won't the toilet or the valve fit the wall I framed?

Fixture dimensions drive framing, and framing happens first. IRC P2705.1 requires a toilet, lavatory or bidet to sit at least 15 inches from its center to any side wall, partition or vanity, 30 inches center to center from an adjacent fixture, and 21 inches clear in front. In a room 5 feet wide those numbers decide whether toilet and vanity can share a wall, and you cannot check them against a fixture you have not chosen.

The valve is the other one. P2708.4 requires a balanced-pressure, thermostatic or combination valve rated for the flow of the installed head and stopped at 120°F, and each manufacturer sets its own rough-in depth from the face of the stud, assuming a thickness of backer plus tile. Set the valve for 1/2-inch drywall, build the wall from cement board and tile, and the trim plate will not reach. Both errors surface after the surround is tiled.

What does demolition turn up, and who pays for it?

Hold 20% of the materials budget until demolition is over and you have looked at the subfloor and the joists. On the $311.43 wet-wall package that is $62.29, and it scales the same way on a whole-room budget. This is my own allowance, sized from the two findings that actually show up: soft subfloor around the flange or the tub drain, and a joist a previous plumber already bored past the R502.8.1 limits. Both are carpenter hours at $41.90 rather than materials, so a reserve held in tile upgrades is not a reserve. Keep it in cash. If covering it means borrowing against the house, the HELOC calculator shows what the draw payment becomes once the interest-only period ends.

Every expensive mistake here is a decision made while something was open and paid for after it closed. Check the joists, check the backer, check the fan rating at 0.25 inch water column, and put the blocking in while you can still see the studs.

Do I need a permit to remodel a bathroom?

For the plumbing, electrical and mechanical parts, yes. IRC R105.1 requires a permit to install, alter, repair, convert or replace any of those systems. R105.2 exempts finish work: painting, papering, tiling, carpeting, cabinets and counter tops. New tile alone is exempt; a new shower valve is not. R108.6 lets the jurisdiction charge an extra fee to anyone who starts permitted work without one.

What size exhaust fan does a bathroom need?

The code floor is 50 cfm intermittent or 20 cfm continuous (IRC Table M1505.4.4), and footnote a requires the fan to hit that rate at a static pressure of at least 0.25 inch water column. HVI sizes by room instead: 1 cfm per square foot up to 100 sq ft, about eight air changes an hour, so an 8-by-10 bath comes out at 80 cfm. Over 100 sq ft HVI counts fixtures, 50 cfm each for toilet, shower and bathtub and 100 cfm for a jetted tub.

Where should blocking go for grab bars?

Behind every wall that might take one, before the backer board goes up. The ADA Standards put grab bars 33 to 36 inches above the finished floor (609.4) and require the bar, fastener, mounting device and supporting structure to take a 250-pound force at any point (609.8). Private homes are outside the ADA; the load is the same physics. An 8-foot 2x8 is $11.99. Cutting blocking into a finished tiled wall later runs about $253.71.

How much contingency should I hold on a bathroom remodel?

Twenty percent of the materials budget, held until demolition is done and you have seen the subfloor and the joists. On the $311.43 wet-wall package that is $62.29. The reserve exists for two findings: soft subfloor around the toilet flange or tub drain, and a joist already bored past the limits of R502.8.1. Both are priced in carpenter hours at $41.90, not in materials.
