Replacing windows in 2026: what it costs, and whether the energy savings ever pay it back

Ten single-pane windows swapped for ENERGY STAR units save about $223 a year in a Philadelphia climate with gas heat, which against a $12,000 job is a 54-year payback.

Replacing ten average windows costs about $8,900 in direct cost as inserts, around $12,000 as a typical installed price, and up to $22,073 at the premium end reported by Cost vs Value 2025. Going from old single-pane glass to ENERGY STAR units cuts conduction losses worth $127 to $470 a year, depending on climate, frame and fuel. At $12,000 that is a payback of 26 to 94 years, and the federal 25C credit ended for windows installed after December 31, 2025. Replace windows because they are failing, rotting, drafty or unsafe, and count the energy savings as a partial refund.

The case: ten 3-by-5 double-hungs

Every number below comes from one declared job, the scope Cost vs Value prices each year: ten 3-by-5-foot double-hung windows, 15 sq ft each and 150 sq ft in total, on the ground floor. The old windows are single-pane wood sashes, with two variations run alongside: single pane in aluminum frames, and early double pane with clear glass.

An insert (also sold as pocket or retrofit) keeps the old frame and slides a new window into it. Full-frame strips the opening to the framing, installs a nail-fin unit with new flashing, and rebuilds the trim inside and out. What the job costs, line by line

The window line uses a real price: a JELD-WEN Builders Series 36-1/4 by 54-inch vinyl double-hung replacement unit with low-E glass, listed at $679.99 at Menards on September 19, 2026, shipped free to the store. It is the closest stock replacement size I found to a 3-by-5, and a dealer's made-to-measure unit will cost more. Labor is the BLS median wage for carpenters, $29.12 an hour in May 2025, divided by 0.695 because wages are 69.5% of total compensation in private construction (BLS ECEC, June 2026). That gives $41.90 per crew-hour, the cost of the worker with benefits and before any contractor markup. Hours, trim and flashing come from the site's window calculator, so this table and the tool agree.

Full-frame comes out 40% above the insert in direct cost, and the window unit is the smallest part of that gap. Labor nearly doubles, and the trim and flashing line more than triples. The rot allowance is my own number: nobody knows what is under a 60-year-old sill until the sill is off, and a full-frame bid with no line for it will come back as a change order.

Direct cost is what a contractor spends. It leaves out the truck, insurance, the office, the sales visit, the warranty callback and profit. Pella, a manufacturer, puts installed vinyl replacement windows at $800 to $1,600 each (page updated May 14, 2026). Against the $885 direct cost per insert above, the $800 low end means a cheaper unit or a contractor working at cost, and the $1,600 end leaves $715 per window, 45% of the price, for overhead and profit. Pella's range for fiberglass and wood is $1,100 to $2,200 and up.

The aggregators disagree by a factor of four, which tells you how much to trust any single "average." Cost vs Value 2025 prices the ten-window vinyl job at $22,073, or $2,207 a window, and the clad-wood version at $26,781. This Old House reports an average of $517 per window across 2026 projects, with vinyl at $472, fiberglass at $564 and wood at $544. The first describes a full-service, custom-color upscale job; the second probably includes a lot of basic units and simple installs. For the payback math below I use three prices: the $8,853 direct cost as a floor, $12,000 (Pella's vinyl midpoint of $1,200 times ten) as typical, and $22,073 as the premium case.

What installers earn, by state

Texas and Illinois differ by $67 per insert and $129 per full-frame opening, or $670 to $1,290 on ten windows. That is small next to markup. A quote showing $600 of "installation" on a window whose wage cost is $134 is paying for the business, which is fine as long as you know it.

How much heat a window actually loses

Two numbers on the NFRC label do all the work. The U-factor is how many Btu per hour flow through each square foot of window for every degree Fahrenheit of difference between inside and outside. Lower is better. The solar heat gain coefficient (SHGC) is the fraction of sunlight hitting the glass that ends up as heat indoors, which you want in a Minnesota January and do not want in a Houston August.

Heat loss is Q = U × A × ΔT. On a 10°F night with the house at 70°F, 150 sq ft of old single pane at U-0.85 loses 0.85 × 150 × 60 = 7,650 Btu per hour. New windows at U-0.22 lose 1,980. Over a whole season you replace ΔT with heating degree days (the sum, over the year, of how many degrees each day's average falls below 65°F) and multiply by 24 hours. In Minneapolis, with 7,399 heating degree days, the difference between those two windows is 0.63 × 150 × 7,399 × 24 = 16.8 million Btu a year.

Version 7.0 took effect on October 23, 2023. The Northern zone also accepts U-0.23 or 0.24 with an SHGC of at least 0.35, and U-0.25 or 0.26 with an SHGC of at least 0.40, trading some conduction loss for free winter sun. Every certified unit must also leak no more than 0.3 cfm of air per square foot.

Annual savings in four climates

I ran the heat-loss formula through the calculator's energy function for one city in each ENERGY STAR zone, confirmed against ENERGY STAR's county list. Heating runs through an 80% AFUE gas furnace (the federal minimum for furnaces built from 2015 to 2028), or a heat pump at the federal minimum HSPF2 of 7.5, which works out to a seasonal efficiency of 2.2 units of heat per unit of electricity. Cooling uses a 13.4 SEER2 air conditioner. Gas is EIA's 2025 residential average per state, converted at 10.36 therms per thousand cubic feet. Electricity is EIA's residential average for January through June 2026.

In Minneapolis the single-pane-to-ENERGY STAR swap saves about 210 therms of gas a year; in Philadelphia, about 122. The heat pump column is higher in the North because electricity costs more per unit of heat delivered than gas does there, so each Btu saved is worth more. Replacing early double pane saves 30% to 40% of what replacing single pane saves. If your windows already have two panes, energy is close to irrelevant to the decision.

Three things these numbers leave out. Degree days at a 65°F base overstate heating hours in a well-insulated house, so the heating column leans generous. Solar gain is not modeled: in Atlanta and Houston, dropping the SHGC from above 0.60 on old clear glass to 0.23 cuts summer cooling load, and that part of the saving can be larger than the conduction part. Air leakage is the third, and on a rattling sash it can be substantial. None of the three can be pinned down without data about your specific house, which is why the window replacement cost calculator has fields for solar exposure and leaves infiltration for a blower-door test.

For scale, the Department of Energy says windows account for 25% to 30% of residential heating and cooling energy use. New windows shrink that share; they cannot erase it.

Payback and present value

Simple payback is cost divided by annual saving. It ignores the time value of money, so I also compute net present value: 25 years of savings, a round figure for the service life of a vinyl window that is also the calculator's default, discounted at 2.93%. That is the 20-year Treasury real yield on September 18, 2026, the return you could lock in with no risk above inflation. Energy prices stay flat in real terms.

To break even over 25 years at 2.93%, a $12,000 job has to save $684 a year. In Philadelphia with gas heat, conduction delivers $223, so air leakage and sun would have to supply the other $461 every year. At the $22,073 Cost vs Value price the target is $1,258 a year, which none of these cases gets near.

Rising energy prices help less than people expect. U.S. residential electricity averaged 18.16 cents a kWh in the first half of 2026, up 7.4% from 16.91 a year earlier. If energy outpaced inflation by 2% every year for 25 years, the present value of the Philadelphia gas case would rise from $3,905 to $4,956, still well short of $12,000. The best case in the table, $470 a year, would be worth $10,477, enough to cover the direct-cost floor and not the typical price.

Financing makes it worse. Freddie Mac's 30-year fixed rate was 6.95% on September 17, 2026. At that rate, 25 years of $223 savings are worth $2,605 today. If you borrow for windows, the HELOC calculator shows what the interest adds, and it should be justified by something other than the energy bill.

Resale does more than energy. Cost vs Value 2025 estimates the $22,073 vinyl job adds $16,657 to resale value, 76% of cost, and the wood job 70%. That is a national estimate from an agent survey, useful only if you plan to sell within a few years.

Tax credits and rebates in 2026

The federal credit is gone for new installs. Section 70505 of Public Law 119-21, the One Big Beautiful Bill Act, terminated the 25C Energy Efficient Home Improvement Credit for property placed in service after December 31, 2025. The IRS ties "placed in service" to completed installation, so paying a deposit in December did not save a January install. For windows installed in 2025 or earlier the credit was 30% of the product cost, labor excluded, capped at $600 a year, and only for ENERGY STAR Most Efficient units. On this job, if the units had qualified, that would have been 30% of $6,800, or $2,040, capped at $600. If you installed in 2025, claim it on that year's return.

Utility programs are what remains, and they are local. Energy Trust of Oregon pays $10 per square foot to NW Natural gas customers in southwest Washington who replace single-pane windows with units at U-0.30 or better. On 150 sq ft that is $1,500, which takes a $12,000 job with Philadelphia-like savings from a 54-year payback to 47. Call your utilities before you sign, since rebates usually require a participating contractor.

Is triple pane worth the extra money?

Pacific Northwest National Laboratory reported the extra cost of triple over double pane falling to $6 to $7 per square foot, and cited a California standards study that used $32 per square foot for triple-pane vinyl double-hungs against $25 for double pane, 28% more. This Old House's 2026 averages put triple pane at $609 a window against $529 for double, 15% more. On 150 sq ft the PNNL figure is $900 to $1,050.

ENERGY STAR Most Efficient requires U-0.20 or lower, which usually means triple pane. Going from 0.25 to 0.20 saves $19 a year with gas heat in Minneapolis and $30 with a heat pump; in Philadelphia, $19 and $26. Paybacks run from 30 to 57 years. If you want triple pane, buy it for the warmer glass surface, lower condensation risk in a cold climate, and comfort next to big windows.

Reasons to replace that have nothing to do with the bill

Most good window replacements are justified by condition. A sill that is soft when you press a screwdriver into it lets water into the wall framing, and every season you wait adds rot you will pay a carpenter to cut out. A sash that won't stay up, won't lock, or needs two hands and a shoulder to open is a daily annoyance and a security gap. Condensation running down the inside of single pane every winter morning feeds mold on the sill and drywall. Laminated or triple glazing can make a bedroom on a busy street quieter.

Egress matters in bedrooms. The 2021 IRC requires an emergency escape opening of at least 5.7 sq ft net clear (5 sq ft at grade floor), at least 24 inches high and 20 inches wide, with the sill no more than 44 inches off the floor. An insert frame shrinks the opening, and the calculator's default estimates a 3-by-5 insert loses about 10% of its glass area. Section R310.5 exempts replacement windows from the size rules only if the new unit is the manufacturer's largest standard size that fits and opens the same way or wider. Ask the installer to confirm the net clear opening on every bedroom unit in writing.

If your windows are sound, a cheaper fix exists: new weatherstripping, reglazing putty and a working sash lock address most of the drafts. Use the insulation R-value calculator to compare what the same money would do in the attic, where heat loss per dollar spent is usually easier to reduce.

Where window budgets blow up

Rot is the first one. A full-frame tear-off exposes the sill plate, jack studs and sheathing, and damage there is priced after the fact. Get the per-opening rate for framing repair written into the contract before work starts.

Lead paint is the second. In homes built before 1978, EPA requires anyone paid to disturb painted surfaces to be certified under the Renovation, Repair and Painting rule, and removing old sashes and trim does exactly that. Certified work takes more setup and cleanup, and a bid that ignores it is either cutting corners or will add it later.

Cladding is the third. Stucco, brick veneer and fiber cement have to be cut and patched around a full-frame install. Upper floors add ladder time per window and sometimes a scaffold charged once per job, so do a whole floor at once.

How to check a window quote

Start with the method. If one bid is insert and another is full-frame, they are pricing different jobs, and the cheaper one may be the right choice or a shortcut. Ask each contractor why they chose it after looking at your sills.

Then get the NFRC numbers for the exact unit, U-factor and SHGC for the whole window, and compare them to the ENERGY STAR limit for your zone. "Energy efficient" and "low-E" are sales words. The NFRC label is the rating.

Next, back out the markup. Take the unit price (ask for it, or look up a similar stock unit), add $134 of labor per insert or $261 per full-frame at the national median, and see how much is left. A large remainder is normal for a full-service company, and it is the part you can negotiate.

Finally, read the warranty lines one by one. Glass seal, frame, hardware and installation labor often carry different terms, and a lifetime glass warranty with one year on labor leaves you paying to have the failed unit swapped.

Frequently asked questions

Do new windows pay for themselves in energy savings?

Rarely, and almost never at a typical 2026 price. Worked from NFRC-style U-factors, NOAA degree days and EIA energy prices, ten 3-by-5-foot single-pane wood windows replaced with ENERGY STAR units save about $132 a year of conduction losses in Houston and $245 in Minneapolis when the house heats with gas. At $12,000 installed, that is a simple payback of 49 to 91 years. The only case on this page that comes close to breaking even is single-pane glass in aluminum frames, in Minnesota, in a house heated by a heat pump, and even that needs the job priced near the contractor's direct cost. Air leakage is left out of these numbers and can add real savings on a badly worn sash, so a blower-door test is worth doing before you count on it.

Is there still a federal tax credit for replacement windows in 2026?

No. The One Big Beautiful Bill Act, Public Law 119-21, section 70505, ended the section 25C Energy Efficient Home Improvement Credit for property placed in service after December 31, 2025. The IRS says the credit is not allowed for anything placed in service after that date, and it treats a job as placed in service when installation is complete, so a deposit paid in 2025 on windows installed in 2026 does not qualify. For 2025 and earlier installs the credit was 30% of the window cost, excluding labor, capped at $600 a year, and only for units meeting ENERGY STAR Most Efficient criteria. What is left in 2026 is utility money, and it varies by utility.

How much more does full-frame replacement cost than an insert?

In the worked case on this page, about 40% more in direct cost: $12,386 against $8,853 for ten windows, before any allowance for rot. The window unit costs almost the same either way. The gap comes from labor (62 crew-hours against 32), exterior trim and flashing, and interior finish repair.

Is triple pane worth it over double pane?

Not for the energy bill. Going from a U-factor of 0.25 to 0.20 on 150 square feet of window saves about $19 a year with gas heat in Minneapolis and about $30 with a heat pump. Pacific Northwest National Laboratory reported an incremental cost of $6 to $7 per square foot for triple pane, or $900 to $1,050 on this job, which puts the payback between 30 and 57 years across the four cases computed here. The honest reasons to buy triple pane are a warmer inner glass surface next to the sofa, less condensation in a cold climate, and sometimes less noise.

Can a utility rebate make new windows pay back?

It shortens the payback without changing the answer. Energy Trust of Oregon pays $10 per square foot to NW Natural gas customers in southwest Washington who replace single-pane windows (or double-pane metal-frame windows) with units rated U-0.30 or better. On 150 square feet that is $1,500. Applied to a $12,000 job in a Philadelphia-like climate with gas heat, the payback drops from 54 years to 47. Ask your own utility, because most do not offer a window rebate at all.
